What the report contains
Everything below comes from your address alone — no visit, no phone call, no salesperson.
- Roof area in square feet and in roofing squares
- Facet count and an estimated pitch band
- A 0-100 condition score with notes on what the imagery shows
- Installed price ranges for shingle, metal and tile in your market
- Estimated remaining life so you know whether to repair or replace
How the measurement works
Current aerial imagery of your parcel is segmented into roof planes, and each plane is corrected for pitch before areas are summed. Six short questions about complexity, pitch, material and home type sharpen the model's assumptions, which keeps typical area within about 7% of a tape measure on the roof.
What it cannot see
- Decking rot underneath the shingles
- Attic ventilation and insulation problems
- Flashing detail quality at walls and chimneys
- Damage newer than the most recent imagery pass
Use it before you call anyone
Walking into a quote conversation already knowing your square footage and a realistic price band changes the entire dynamic. You can tell a fair bid from a padded one in about thirty seconds, and you never have to sit through a two-hour kitchen-table pitch to learn a number.
